Why investing in a detailed property survey is money well spent

Independent property surveys put you in a stronger position to decide how to best proceed with what could be the largest investment you make.

Commissioning an objective and thorough assessment by a registered and locally based professional is the best way to secure an accurate valuation on the property you intend to buy.

Why Choose FSS

FSS has a dedicated team of professionally qualified surveyors and Royal Institute of Chartered Surveyors (RICS) regulated valuers and we are trusted by professionals across the region to provide independent and detailed survey reports on behalf of their clients. We are also regularly approached by individuals who trust our years of experience and depth of knowledge of the property types and market values.

Why Invest in a Detailed Property Survey

A detailed and tailored property survey differs from a standard Homebuyers Report. A Homebuyers Report is the most commonly purchased survey type and is generally requested by mortgage lenders to guarantee that the price being offered is a fair reflection of the property’s market value. The report extends to approximately 10 pages and goes into some detail of the construction type and condition of the property. The lender doesn’t want to be out of pocket if you default on your payments.

A Building Survey is a far more detailed survey and is something that should definitely be considered for non standard properties, older and listed buildings and those which are known to have structural problems. The report exposes in far greater detail the defects which have been found, giving you far more insight into what you are about to invest in and the likely ongoing costs which could be associated with its purchase.

Even if the property you are considering doesn’t fall into any of these categories, a Building Survey could still prove to be a sound investment. It can uncover structural problems and essential repair needs as well as identifying home improvements that do not comply with building regulations.

Our surveyors can also help with other property issues prior to purchase as well as those arising for property owners. These might include advising on lease extensions, buying the freehold of your home, boundary disputes with a neighbour and Party Wall notices.

Commissioning your own survey with FSS will give you the opportunity to discuss matters of particular concern before the survey is carried out. We are happy to meet to answer any questions and discuss any concerns you might have about the property once the report has been completed. We can also advise you on the best way to proceed in negotiations once the survey findings have been recorded.
