How to get your rental ready for Winter

Void periods in your rental property can be tough at anytime of the year, but the Winter months can be the most challenging.  Keeping your property in excellent condition is one of the best ways to keep it let. Renters will be more inclined to let properties that are insulated and warm during the colder months and making sure you are on top of any minor repairs can save you from major ones appearing in December.  

As property management experts, our maintenance team helps landlords with everything from minor repairs and routine compliance checks to complete refurbishments prior to reletting.  

Here are six tips to get your property ready for Winter:

  • Make sure your pipes are in good condition and apply lagging to exposed areas
  • Clean out gutters 
  • Check that your property is well insulated 
  • Sweep chimneys
  • Make sure the boiler is serviced and working properly
  • Bleed all radiators

You can also advise your tenants on how to manage the property during a cold spell.  For example, keeping the heating on if they go away so the pipes don’t freeze and making sure they have emergency contact numbers for repairs.

If you do have a void period you can take advantage of that time to renovate and increase your letting potential.
