What to look for when buying a new home

When it comes to buying a home, most of us set out with a good idea of our top priorities – and the things we simply won’t negotiate on. Even so, the hunt for a property can be overwhelming. Read these tips from our Harrogate estate agency team on finding your perfect home and narrowing down the search.

Shortlist your location

It’s fair to say, the beautiful spa town of Harrogate and the surrounding

If you’re looking in our region then you have already put a big tick in the box and it’s time to think about which part of the district will suit you best. Do you need easy access to good transport links for work? Do you need amenities close by? Are schools a big factor?

In Harrogate, you can access regular connections between Leeds and York to mainline services including London Kings Cross, Edinburgh, Manchester and Newcastle.

And if it’s town centre living you’re after, then prepared to be spoilt for choice. When it comes to education, the town has a very high percentage of top performing schools making it a desirable location for potential house buyers.

‘Must haves’

Narrow down your ‘Must haves’. When doing this, it’s helpful to consider the following questions: How many bedrooms do you need? How long a commute would you be prepared to undertake? Are you looking for a traditional home with period features or are you in the market for something more modern? How much storage space do you require? Is the outside space important?

Price

Before you seriously start looking for your next home, make sure your sums add up. Look at your expenditure per month on a mortgage, bills and don’t forget to consider other costs including stamp duty and removals before embarking on your search.

Surveys

When you find a property that ticks all the boxes, make sure you arrange for an independent survey to check the property is structurally sound and there are no underlying issues such as damp.
