What does a survey actually tell you?

When buying a property, a survey is one of the most important steps in the process. Yet it is also one of the most misunderstood.

The Three Types of Survey

There are three levels of survey available to buyers. Each tells you more than the last, and which one you need depends on the property and how far you want to go.

Level 1 - The Condition Report

A Level 1 survey is a photographic overview of the property. It gives you a brief snapshot of the condition, with annotated photographs highlighting areas of concern. It is the most basic level of assessment available and, as a result, the most limited.

Level 2 - The Homebuyers Survey

The Level 2, commonly known as a homebuyers survey, is the most widely used option and for good reason. It gives you a solid amount of detail about the condition of the property, allows you to make an informed decision about what you want to do, and clearly identifies what is wrong and what may need attention.

For most buyers purchasing a modern or well-maintained property, a Level 2 provides the right balance of detail and practicality.

Level 3 - The Full Building Survey

A Level 3 is a fully intrusive building survey and the most comprehensive assessment available. It is particularly recommended for older properties, broadly anything built before 1900, or any property that has been significantly altered, extended, or shows signs of structural concern.

A Level 3 tells you everything. How the property was built, what materials were used, what the issues are, and crucially, what it will cost to remedy them. For a buyer considering a period property or one that requires significant work, a Level 3 is not an optional extra. It is essential.

Whichever level is right for your purchase, the purpose of a survey is the same. To give you the information you need to make a confident, informed decision about one of the most significant financial commitments of your life.

A survey can confirm that a property is exactly what it appears to be. It can identify issues that need addressing before you proceed, opening the door to a renegotiation on price.
