Three Harrogate homes have sold above their guide price at the final property auction of the year by local property experts FSS.
One semi-detached house on Whinney Lane near Ashville College sold for £66,500 more than its £250,000 guide price, with the hammer falling at £316,500 after some lively bidding.
Auctioneer Richard Smailes said the strong performance of the three Harrogate properties bucked current market trends and highlighted the benefits of auction for those wanting a quick sale.
He said: “What these results show is that Harrogate is still very much in demand and there are plenty of buyers and investors out there looking for a project who will bid against each other for something with potential.
“An auction can ensure sellers secure the best possible price and have the money in their bank quickly, without any of the usual uncertainty of broken chains and buyers pulling out,” he added, explaining that contracts exchange with the fall of the hammer.

As well as the three bedroom family home on Whinney Lane, a double-fronted detached house on a large plot on Wetherby Road, Harrogate, sold for £373,500 – that’s £53,500 above the guide price of £320,000. This renovation project was appealing to investors because of its excellent location close to the Showground and on the main route out towards the bypass and Leeds, York and the A1, plus the size of the plot, which would allow for further development, subject to planning.
Another good performer at the December auction was a two bedroom ground floor apartment in the popular Chatsworth area of Harrogate town centre, with access to a communal garden and car parking. The guide price was £100,000 and it sold on the day for £111,000.
