Prime commercial properties go to auction

Two rare commercial property investment opportunities will go under the hammer next month.

The premium sites are being sold by FSS Property at their auction at Pavilions of Harrogate on March 8th. They are both in superb town centre locations and are in excellent decorative order.

The first property, Yorkshire House on East Parade, is close to Harrogate train station. The substantial stone built detached building is currently used as offices but has planning permission for development into apartments with parking.

Auctioneer Richard Smailes said the architectural features of the property and quality interior make this a prime target for investors.

“It is incredibly rare for a building of this high standard to come on the market, particularly given its location right in the heart of Harrogate,” he said.

“I would urge any interested parties to book a viewing prior to auction day to see for themselves the original features which include deep moulded cornices, a wide sweeping staircase and beautiful period fireplaces.

“The property also has on-site parking which makes it very desirable either in its current form as luxury offices or as a project to convert into residential apartments,” he added.

Yorkshire House has a guide price of £525,000.

Also being auctioned is a large freehold building in the centre of Ripon, which was previously a restaurant.

The premises on Skellbank include a large ground floor restaurant with an extensive bar area, seating and log burning stove. Downstairs is a full commercial kitchen.

Richard said: “This is a very attractive, well maintained property which could quickly become a fully functioning restaurant again in a superb location in this bustling market town.

“Upstairs on the first floor there is a lovely three bedroom apartment which would be ideal as living accommodation for the owner or restaurant manager.

“With summer just around the corner – and a lovely outdoor sun terrace – this is a project that could be up and running in time for al fresco dining in just a few months’ time,” added Richard.

The former restaurant on Skellbank is being auctioned with a guide price of £250,000.

Other auction lots include a development opportunity in Ripon with a guide price of £350,000, a retail investment opportunity with residential accommodation in Bardsey with a guide price of £295,000 and a three bedroom house in Grewelthorpe in need of modernisation which has a guide price of £80,000.

Richard said: “We are expecting a lot of interest from investors for this auction which has some rare finds with excellent potential.

“We would also like to extend a warm invitation to anyone who is thinking about auctioning a property in the future or buying at auction to come along and see how it works.”

To view the auction properties visit www.fssproperty.co.uk and to book a viewing call 01423 501211. If you would like to come along on the day, the bidding starts at 3pm on Thursday 8th March at Pavilions of Harrogate, Great Yorkshire Showground. All welcome.
