Land for Development at Harrogate’s May Property Auction

Finding land for development is a constant challenge for investors but the next Harrogate auction by local property specialists FSS has some excellent lots, including three prime pieces of land.

Location is key when finding a plot to develop which is why auctioneer Richard Smailes is anticipating strong interest in land at Ripley which already has planning permission to convert a series of stone outbuildings into an architect-designed three-bedroom home.

“This plot is right at the heart of this traditional estate village which is one of the Harrogate district’s most desirable places to live,” said Richard.

“The land and outbuildings on Orchard Lane have a guide price of £195,000 and I am looking forward to seeing where the bidding takes us on the day.”

Another plot in the picturesque Nidderdale village location of Darley, within a designated Area of Outstanding Natural Beauty, also comes complete with planning permission, this time for two homes. The land is on the east side of the village and enjoys stunning views towards Hartwith. The guide price is £160,000.

An investment opportunity in Ripon’s High Skellgate offers 0.01 of a hectare of land and planning permission for nine apartments. The site has a guide price of £250,000.

Richard said the plans included private garden areas to some of the ground floor apartments, which have been designed to make the most of the space and the investment potential. This is an excellent and rare opportunity for someone who wants to see a strong return on their capital,” said Richard.

He said May’s auction would have undoubted appeal for builders and developers who wanted the certainty of planning permission and a site in a desirable area where demand for the completed properties would be high.

As well as development land there are a number of properties going under the hammer including a unique Grade II listed former mill and miller's house dating from the late 18th century in the pretty North York Moors village of Lastingham (guide price of £250,000). In Ripon, a three-bedroom house in Skellbank within walking distance of the city centre, which is in need of modernisation and has a guide price of £150,000.
