Important Update: Renters’ Rights Act 2025

Further to our earlier communications, we can now advise you that, following much anticipation, the Government has now finally released documentation enabling us to implement changes to your Tenancy brought about by the Renters Rights Act 2025.

As you are aware, this has been a protracted process, but we are now finally in a position to deal with the most comprehensive changes to landlord and tenant legislation for nearly 40 years. As your Managing Property Agent, we are here to ensure the change in legislation is handled on your behalf smoothly, and you therefore remain compliant with all aspects related to the tenancy.


What This Means for You

From 1 May 2026, all tenancies we manage will remain legally compliant. This will include the formal service of the attached ‘Renters’ Rights Act Information Sheet 2026’, which forms part of the new statutory requirements and will be issued to your tenant(s) in line with the prescribed regulations.

All tenancies will transition to Assured Periodic (monthly) arrangements in line with the new legislation. We are currently drafting updated, fully compliant tenancy agreements, which will be issued for new tenancies commencing after 1st May 2026. We will make sure your Managed Tenancy is compliant and thus avoid fines which can be up to £40,000 per offence!!

Our new Managed Terms of Business will reflect the change in legislation. This documentation will come into force from May 2026 and will be issued to you shortly.


Let Only Landlords

If we currently act for you on a Let Only basis, it is important to note that the new legislation introduces ongoing compliance requirements throughout the tenancy. Under a Let Only service, responsibility for meeting these obligations will rest with you as the landlord.

Given the scale and ongoing nature of these changes, many landlords are choosing to move to our Fully Managed service, where we take responsibility for ensuring continued compliance, handling tenant communication, and managing any disputes or tribunal matters on your behalf. This significantly reduces your exposure to risk, including potential financial penalties for non-compliance.

We would strongly recommend reviewing your current level of service and would be pleased to discuss upgrading to Fully Managed to ensure you are fully protected under the new legislation.
