Historic Smokehouse and Chapel Going Under the Hammer

Two unusual historic buildings - an old smokehouse in Harrogate and a large Grade II Listed former Methodist chapel in Ripon - are among the lots in the December auction by FSS Property.

The sale at Pavilions of Harrogate on Thursday December 7 will also feature a broad selection of properties with guide prices starting at £75,000.

The former smokehouse on Tower Street in central Harrogate, just off West Park, is a rare and exciting development opportunity.

Auctioneer Richard Smailes said: “This is a heritage building in a prime location with an enormous amount of scope and there has already been a favourable pre-application planning enquiry made. It is full of character and history – including some of the original wheels and machinery.”

The other unusual building going under the hammer is a Grade II Listed former chapel on Coltsgate Hill in Ripon. The interior space covers over 6,000 sq ft and is arranged over three floors.

The December auction has a wide range of residential properties on offer which would make ideal projects for property developers or anyone looking for a home they can do up to their own specification.

A three bedroom semi in the popular Woodlands area of Harrogate is being offered with a guide price of £140,000.

“This house is in a superb area for schools and amenities and occupies a large corner plot. I’m sure there will be plenty of developers with their eyes on it but it would also be a good buy for someone who is looking for a project property to modernise and move into themselves,” said Richard.

“Similarly, we have a three bedroom detached bungalow on Forest Lane Head between Harrogate and Knaresborough with a much larger than average L-shaped plot which has enormous potential and a guide price of £270,000.”

Also on offer is a traditional two bedroom stone fronted terrace house within easy walking distance of Harrogate town centre which has a guide price of £120,000 and a pair of stone-fronted semi-detached properties on Chatsworth Road in Harrogate with a guide price of £180,000. A first floor apartment on Bramham Drive is being offered at circa £75,000.

As always, there are some superb development plots available including a site with planning approval for four homes in a quiet cul-de-sac in Hampsthwaite (guide price £300,000). Close to Ripon city centre is another site with planning approval for a retail unit, three flats and three additional dwellings (circa £250,000). The ideal opportunity to build your dream home on a site just south of the city of Ripon with a guide price of £175,000.

Richard said: “The lots being offered in December demonstrate auctions at their best – unique heritage buildings ripe for renovation, tired family homes in need of a bit of love and land that already has planning permission and is ready for building to begin.

“There are some exciting opportunities for investors and builders but equally there are some superb properties for auction first-timers who are perhaps looking for a great value property that they can renovate to their own taste to create a desirable family home.”

FSS Property Auction, Pavilions of Harrogate, 3pm on 7th December 2017. All welcome.
