The countdown has begun to the final property auction of 2018 which will be held at Pavilions of Harrogate on December 6 by Harrogate auctioneers and estate agents FSS.
The properties going under the hammer include three houses in Harrogate – all prime opportunities for savvy investors - two Harrogate flats and a pair of terraced houses in Ripon.
We asked auctioneer Richard Smailes for his thoughts on the three terraced houses in Harrogate, all of which are being offered for sale with guide prices of £175,000 or less.
Richard Smailes said: “The exciting thing about all three properties is that they have enormous scope, either for owner occupiers or those looking for good returns on their investment through the rental market.”
Guide price: £175,000
A traditional stone built, end of terrace house with three bedrooms, courtyard gardens and cellars, on the approach to Harrogate along Ripon Road.
Richard says: “This house is in good decorative order so would be suitable for someone wanting to move straight into it. Investors will be attracted by the fact that other properties within the terrace have been redeveloped into multiple units, which is an option for this property, subject to necessary consents being granted.”
Guide price: £150,000
Situated close to King Edwards Drive and Skipton Road, this two bedroom stone mid-terrace is in a good location for schools and shops.
Richard says: “With some general modernisation, particularly to the kitchen and bathroom, this could be a very comfortable home. Some of the bigger tasks have already been done, such as the installation of a new boiler and a recent rewire, and a buyer will be able to enhance the property by updating the décor and interiors. One of the key benefits of this property is its location in a popular part of Bilton and within easy reach of the Nidd Gorge and Ripley cycle path.”
Guide price: £150,000
A two bedroom mid terrace house (pictured) now in need of comprehensive modernisation and updating situated just off Leeds Road in Oatlands.
Richard says: “This is another property in a desirable location on the South side of Harrogate within walking distance of Leeds Road shops and Marks & Spencer. It is in need of refurbishment but has scope to be extended further, subject to planning, as can be seen from neighbouring properties which have been extended and improved with the addition of loft conversions and small extensions. Of particular interest will be the adjoining garage which is an unusual feature for properties like this.”
Other properties being sold at auction on December 6 include a spacious duplex apartment on Bower Street in Harrogate with a guide price of £100,000. On Mayfield Grove, Harrogate, a one bedroom ground floor apartment has been fully modernised and is ready to move into with a guide price of £90,000. In Ripon, a pair of red brick Victorian terraced properties on Princess Road are being offered with a guide price of £65,000, which takes into account the need for structural work.
